It’s such a great time to invest in real estate as a means of income. The conditions of the current market allow buyers to buy at record low prices, therefore making dividends some of the highest we’ve seen. Real Estate investment is a great way to plan for your future.

There are a few different ways that you can make your real estate investment work for you. The first investment strategy has become popular over the last 10 years under the name flipping. Thanks to do it yourself TV Shows and home improvement blogs and website that abound, people have taken the art of remodeling into their own hands. Flipping basically involves finding a property- commercial or residential at a low price and adding value by remodeling the property. The goal is to sell the property at a price much greater than your investment and make a profit. This has been successfully executed over many home markets at many price points and has had a tremendous pay off for some.

Another way to make your real estate investment work for you is rentals. The basic goal with rental property is to purchase the property at a low price and keep it as a rental. Both commercial and residential properties are great candidates for rentals. Most people finance rental properties for either 15 or 30 years and hope to charge a monthly rent great enough to cover the cost of the mortgage, taxes, maintenance and fees associated with the property. Using this strategy you would hope to come out of pocket minimally over the payment period of the mortgage and after the property is paid off you would start accruing that income on a monthly basis.
